Job Summary

Responsible for installation, preventative maintenance, and repair of the University Building Management System (BMS).

Essential Functions

  • Must be able to work with utility meters including, electric, gas, water, steam and chilled water. Tasks may include replacements, upgrades, data collection, software implementation, etc.
  • Responsible for programming, operating and maintaining the BMS and all related microprocessor based control and/or monitoring equipment required for the maintenance of climate conditions within university buildings.
  • Maintains and repairs BMS, including control valves, control boards, actuators, panels, ductwork instrumentation concealed in walls and ceilings, and control systems located in mechanical rooms, steam tunnels and on rooftops.
  • Visually inspects and observes pressure and vacuum gauges, and adjusts controls to insure proper operation; tests joints and connections for leaks, and cuts, threads and installs replacement pipe/tubing and joints/couplers on BMS control systems.
  • Must work cooperatively with maintenance to maintain a comfortable environment for faculty, staff and students.
  • Works closely with and assists maintenance staff on BMS and related equipment as needed.
  • Use computers as a diagnostic tool when working on digital controls.
  • Works with BMS diagnostic tools of the trade to diagnose, install, repair, replace instrumentation including control valves, thermostats, sensors, and other components of pneumatic, electric and electronic systems controlling the delivery of heat/hot water and/or air conditioning/chilled water to environmental control systems in all university facilities.

Non-Essential Functions

  • Operates a motor vehicle to transport tools, supplies and materials to worksites.
  • Maintains the work area, all tools, equipment, supplies and any assigned vehicle(s) in a neat, clean and orderly condition and performs all work in accordance with established safety practices.
  • Assists professional staff and outside contractors with system planning, design, troubleshooting, and problem resolution related to the University BMS and related environmental control equipment.
  • Monitors and repairs the BMS, troubleshoots equipment malfunctions using industry-established testing procedures.  Locates and diagnoses the nature of the malfunction.
  • Maintains accurate records of software revisions for each building and/or BMS, stating equipment and features, as well as build drawings of all systems and/or subsystems.
  • Supervise student interns, employees, and contractors.
  • Performs additional duties as assigned by supervisory personnel.

Required Qualifications

  • Must have one of the following: a four (4) year HVAC Engineering Technology degree, or ten (10) years of current control experience with a minimum of five (5) years experience at the journey person level in the trade is required.
  • Must have at least five (5) years of experience with DDC (direct digital control) systems.
  • Must have programming experience.
  • Must be able to work independently, organize and prioritize own work and coordinate activities of others.
  • Must have experience Microsoft Office.
  • Must be able to read and comprehend written instructions and safety regulations regarding the performance of job duties, and must have sufficient writing and mathematical skills to prepare estimates and supply requisitions.
  • Must be able to interpret complex blueprints, diagrams, control loop diagrams, written specifications and operating instructions.
  • Possession of a valid Michigan driver’s license is required.
  • Must be able to perform the essential functions of the job and use the tools of the trade (air balance, instrumentation, calibration, pitot tubes, anemometers, etc.).
  • Exposure to extreme temperatures, noise levels, dirt, dust, pollen and other airborne debris, dampness, Freon and other gasses, microwaves, fans, blowers, motors, and to live steam in mechanical rooms, tunnels, and hydronic heating system piping may occur.
  • Must be able to climb to a height of 50 feet and lift 50 pounds.
  • Must have strong interpersonal skills.
  • Must have good verbal and written communications kills.
  • Must maintain satisfactory work performance and attendance record.

Preferred Qualifications:

  • Refrigeration certification.
  • AutoCad experience.
  • Knowledge of Siemens control systems.

Supervision Received

Receives minimal supervision from a designated supervisor. Much of the work is self-initiated. Person is expected to function with considerable independence and apply appropriate policies and procedures within the assigned area of responsibility.

Supervision Exercised

Hire, train, schedule and coordinate the work of student employees and may act as lead worker to PSS staff members within the department/unit/division.
